Owner of a successful General Construction Company: I was the owner and hands-on operator of a medium-sized General Construction Company for 28 years. Return on equity averaged over 46% per year on volume which grew to sustained annual revenues of $7 million per year.
Thoughtful Project Selection / Accurate Take-offs / Superior Bidding Results: I selected projects to bid which were generally more complex than the ordinary G. C. was capable of bidding. I found that the combination of limiting competition through this biding strategy, my expertise at preparing accurate take-offs and the effort I put into observing and recording actual field costs in order to develop realistic cost data bases, resulted in obtaining a high percentage of projects bid and assuring that those projects could be profitable.
Innovative Project Planning / Skillful Sub-Contractor Coordination / Supervisory Leadership: I planned and scheduled my construction projects in great detail. I paid great attention to scheduling sub-contractors to both dovetail their efforts to minimize over-all construction time and still avoid work space and sequencing conflicts. I checked all supplier shop drawings to assure that mistakes would be caught early and that there would be no delays in the field. In addition, I prepared drawings to supplement and clarify the architect¡¦s drawings so that my crews would not have to spend undue time in doing field calculations.
Attentive to Administrative Detail / Fostered Excellent Financial Relationships: I designed and implemented the record keeping systems in my company and either personally performed or supervised all activities relating to cost accounting, payrolls, union benefits, taxes, accounts payable and receivable, quarterly reports and financial statements. I built a team consisting of my Bonding Company, Banker, Insurance Company, CPA, and Attorney who were instrumental in the success and growth of my company.
Experienced Claims Analyst: In my work on heavy construction projects such as dams, powerhouses, and missile bases I was involved in claims analysis and preparation in addition to other duties of engineering design, scheduling, and supervision. In my own business I had to often deal with claims from subcontractors and was occasionally involved with claims submission to the owner. My work in the Phoenix area has included not only cost estimating of both vertical and horizontal projects but also extensive review of construction claims for both entitlement issues and cost analyzation.
